The Vendor is required to provide real estate brokerage services for consultation, research, marketing, sales, acquisitions, valuations and leasing of city owned and non-city owned property.
- Requirement:
• Real estate brokers and salespersons licensed by the state of real estate with at least five (5) years of experience in leasing, purchasing and selling of real property.
• Full service real estate brokerage services within the city and immediate area for properties of various sizes, zoning, uses, and complexity such as the following: commercial office space, retail space, vacant commercial / residential / industrial / agricultural land, remnant parcels, surplus and excess land, office buildings, etc.
• Research and analysis relating to property valuation, establishment of market value and lease rates, and strategic planning for property leasing or sales.
• Regional and national marketing, as appropriate, for available lease space.
• List properties for lease on appropriate listing services, internet sites, and company websites.
• Install signs and marketing material on site if appropriate.
• Respond to all inquiries and show space to interested parties.
• Assist with negotiating letters of intent between potential tenants and city.
• Assist with negotiation of lease terms between city and potential tenants.
• Submit monthly status reports on activity for any space listed for lease.
• Regional and national marketing, as appropriate, for property sales.
• List properties for sale on appropriate listing services, internet sites, and company websites.
• Install signs and marketing material on site if appropriate.
• Respond to all inquiries and show properties to interested parties.
• Assist with negotiation of sale terms between city and potential purchasers.
• Assist with escrow for any sales.
• Submit monthly status reports on activity for any property listed for sale.
• Consultation and research related to real property on an as-needed basis.
• Assist with negotiating acquisition of real property by city.
• Assist with negotiation of lease terms between city and lessors.
• Provide expert testimony.
