The vendor is required to provide real estate broker and land consulting services for include:
1. Marketing and listing services
• List designated district-owned properties on the applicable public databases for commercial properties.
• Develop and execute a comprehensive marketing plan for each property.
• Provide signage and online promotion where appropriate.
2. Brokerage and negotiation
• Represent the district in all negotiations with prospective buyers.
• Provide market analysis and recommendations.
3. Advisory services
• Provide advice regarding property valuation, i.e., broker price opinion (BPO)
• Portfolio organization and analysis
• Strategic planning for property leasing and disposal
4. Compliance and reporting
• Ensure that all transactions comply with applicable provisions of the state law, including, but not limited to chapter 272 of the state local government code.
• Monthly status reports and updates on marketing and sales activity.
5. Transaction management
• Oversee escrow and closing activities.
• Assist with review of documents for final conveyance (e.g., deeds, resolutions, disclosures).
6. Deliverables may include valuation reports, marketing strategies, and planning reports per issued task orders.
