The Vendor is required to provide real estate brokerage firms and/or agents (Consultant) to provide professional real estate acquisition, negotiation, and transaction advisory services of behalf of the City.
- Transactions may include simple acquisitions, easements, property exchanges, strategic acquisitions, or other real estate-related negotiations.
- Objectives
• Obtain professional real estate representation for strategic property acquisitions and negotiations.
• Maintain confidentiality of the City’s involvement in selected transactions.
• Secure experienced negotiators familiar with residential and commercial real estate markets.
• Establish predictable and competitive fee structures.
• Ensure transactions are completed efficiently and in compliance with applicable laws and regulations.
- Acquisition and Negotiation Services.
• Represent the City in residential and commercial real estate transactions.
• Conduct confidential negotiations and property owners, brokers, and representatives.
• Act as an intermediary when directed by the City to minimize disclosure of the City’s involvement.
• Prepare and present offers, counteroffers, letters of intent, and purchase agreements.
• Assist with negotiation strategy and valuation discussions.
- Market and Property Analysis
• Research comparable sales and market conditions.
• Provide pricing recommendations and acquisition strategies.
• Identify potential acquisition opportunities based on City directions.
- Transaction Coordination
• Coordinate with title companies, appraisers, surveyors, attorneys, and other professionals.
• Track due diligence timelines and contract contingencies
• Assis with escrow coordination and closing activities.
- Reporting and Communication
• Provide regular written status updates to designated City staff.
• Maintain confidentiality of sensitive information.
• Immediately notify the city of significant developments affecting negotiations or transactions.
- Compliance.
• Maintain all licenses required by the State.
• Comply with all applicable federal, state, and local laws and ethical standards.
