The Vendor is required to provide commercial real estate appraisal and valuation firms to provide independent appraisal and market valuation services for seven (7) corporation-owned branch properties.
- Requirement:
• Conduct site inspections of each property.
• Review available property information provided by agency.
• Analyze local market conditions and commercial real estate trends.
• Identify and evaluate relevant comparable sales and market transactions.
• Determine the current fair market value of each property.
• Determine the highest and best use of each property in accordance with generally accepted appraisal standards.
• Estimate the probable selling price of each property under current market conditions.
• Estimate the anticipated marketing period required to complete a sale.
• Estimate customary transaction and closing costs associated with a sale.
• Provide supporting assumptions, methodologies, and market data used in reaching valuation conclusions.
