The Vendor is required to provide comprehensive commercial and residential real estate services will encompass a range of areas including property appraisals, sale and leasing activities, property management, comparative market analysis, and development and redevelopment strategies.
- Property Appraisals:
• Provide accurate and unbiased valuation of commercial and residential properties in accordance with the uniform standards of professional appraisal practice (USPAP).
• Deliver appraisals that reflect current market trends and conditions.
• Use relevant methodologies such as the cost approach, sales comparison approach, and income approach.
- Sales and leasing:
• Facilitate sales, purchase, and leasing of commercial and residential properties on behalf of the city.
• Prepare and distribute marketing materials to effectively promote properties.
• Negotiate terms and conditions to ensure favorable outcomes for the city.
- Property management:
• Manage city-owned commercial and residential properties, ensuring compliance with municipal regulations and standards.
• Provide ongoing listing of properties for sale or lease within the city jurisdictional boundaries.
• Oversee tenant relations and address management issues promptly.
• Implement maintenance strategies that ensure properties are in optimal condition.
- Comparative market analysis (CMA):
• Conduct detailed market analysis to assess the competitive positioning of city properties.
• Provide insights on current market conditions, trends, and pricing strategies.
• Prepare reports that clearly articulate the findings and recommendations.
- Development and redevelopment:
• Evaluate potential sites for development or redevelopment to align with city goals.
• Collaborate with city planners and engineers to assess feasibility and compliance with zoning regulations.
• Assist in securing necessary permits and approvals for development projects.
