The Vendor is required to provide temporary staffing services include heating, ventilation, air conditioning (HVAC) maintenance, minor trades, and landscaping, along with other routine building maintenance tasks necessary to preserve functionality, safety, and appearance.
- Requirement:
1. HVAC maintenance
• Replace HVAC filters on a scheduled basis (e.g., monthly, quarterly, based on equipment specifications).
• Clean coils, condensate lines, drain pans, and accessible ductwork.
• Inspect belts, motors, fans, dampers, and thermostats.
• Report any required repairs beyond minor maintenance.
2. Minor carpentry
• Repair or replace damaged interior components such as trim, door hardware, hinges, wall protection, cabinetry, and shelving.
• Patch and repair drywall (minor repairs only).
• Adjust doors, drawers, and frames for proper alignment and functionality.
3. Minor plumbing
• Repair leaking faucets, fixtures, toilets, and drains.
• Replace seals, gaskets, p-traps, aerators, and handles as needed.
• Clear minor clogs using non-invasive methods.
• Inspect and report larger plumbing deficiencies.
4. Minor electrical
• Replace lamps and light fixtures (excluding high-voltage or specialty systems).
• Test, reset, and replace standard breakers and outlets as needed.
• Repair or replace switches, receptacle covers, and basic electrical hardware.
• Report larger electrical system issues outside minor repair scope.
5. Landscaping and grounds maintenance (covers approximately 13 acres)
• Mowing, edging, and trimming turf areas.
• Pruning shrubs, hedges, and low-height trees.
• Removing weeds, maintaining planter beds.
• Clearing parking lots and paths of leaf litter.
• Clearing debris and trash from grounds.
• Maintaining irrigation systems (minor repairs, adjustments).
6. Common area and exterior maintenance
• Clean building entrances, canopies, and exterior stairways.
• Pest control coordination or monitoring.
• Floor care (periodic carpet cleaning or tile floor maintenance).
• Window cleaning (interior/exterior schedule).
7. Preventive maintenance program
• Maintain a structured schedule for periodic inspections of building systems.
• Document completed tasks and upcoming maintenance needs.
• Monthly reports to facility management.
