The Vendor is required to provide building management systems at the campuses and buildings operated by city.
- Ability to deliver comprehensive maintenance reporting, including detailed work order field reports, thorough preventive maintenance planning, generation of a complete controls equipment inventory, and assessment of existing control systems.
- The System may add or remove equipment to be serviced in the normal course of business.
- All work must be performed in such a manner as not to inconvenience building operations.
- All parts required for maintenance and repair must be made, delivered and installed within 48 hours.
- Scheduled PM Tasks:
• Pneumatic /Automatic Temperature Controls a. Fan Systems and system Unit Controls
1.Verify sequence of operation
2.Check damper actuators and pilot positioners
3.Check all control valves
4.Inspect all controllers and calibrate as necessary
5.Inspect all transmitters and pressure gauges and calibrate as necessary
6.Check all solenoid air valves (EP’s), PE switches and air valves
7.Check and calibrate all auxiliary control devices
• Direct Digital Control Facility Management Systems
1. Head End Computer and/or Server
2.Perform complete system device upload
3.Check system integrity and hardware status
4.Review hard drive, file system and available free space
5.Perform network analysis to verify proper communication speed and integrity
6.Create system backup
- Network Modules:
• Verify on-line status of all devices
• Review system event logs for verification of system performance
• Run system diagnostics for verification of system performance
• Upload devices
• Check I/O devices
• Check battery modules
• Verify proper operation of the Field Controllers and back them up annually.
• Upload the software in the controller
• Check connections of all trunk/field point connections
• Inspect wiring for signs of corrosion, fraying and discoloration
• Confirm integrity of field points and reliability of data points
• Confirm communication and operation of control loops and correct as necessary
• Confirm proper operation of AI, BI, AO and BO points
• Verify that equipment is being controlled at the appropriate values
• Adjust operating set point. Verify stable control at new value
• Return set point to original value
• Repeat for each additional control loop
