The Vendor is required to provide a web-based computerized maintenance management system (CMMS).
- The estimated total of 140 buildings will need to be incorporated into the computerized maintenance management system (CMMS).
- The ability to create and run reports is a must as we will be heavily utilizing the system and need some method of pulling the data that we are tracking.
- The CMMS is needed to track work requests, estimated and actual costs spent on each work order, recorded maintenance history, time management, and inventory management.
- The system needs to have some form of labor and cost tracking for work orders that can be used to auto-fill an Excel created purchase request form.
- The level to which the software meets our requirements
- A tier-based (four or greater) approval system for work requests/purchase requests

- Ease of use for a novice user
- Extensive reporting capabilities for multiple reports and filters

• Dashboard/summary view of work orders, PMs, inventory or purchase orders. Display on the screen notifications when necessary.
• Work scheduling calendar tool to view all work orders in one screen.
• Record locking function where one person’s record cannot be overwritten if the same record is opened by two people.
• Ability to easily find data using user-defined searches, sorts and filters.
• Ability to manage multiple locations within the same database or several databases.
• Ability to make changes (issue, delete, approve) to multiple records with one button.
• Ability for work request submission and work order completion from mobile device.
• Ability for user admin to manipulate/create/add/remove options from various module screens

• Provides a tier based Approval System for work requests/purchase requests (approx. 4 approvers)
• Ability to send multiple email notifications per submission.
