The Vendor is required to provide building management systems (BMS) master systems integrator (MSI) for the county’s BMS master plan and all county projects involving integrated systems.
- Requirement:
• All labor, materials, equipment, and service necessary for a complete and operating BMS, utilizing direct digital controls (DDC) as shown on the yearly phased design and engineering documents developed by the MEP design and engineer of record.
• All labor, materials, equipment, and software necessary to fulfill the functional intent of county’s BMS phased master plan—whether or not explicitly detailed in the annual phased design and engineering documents—shall be furnished by the BMS master integrator at no additional cost to the owner.
• The MSI shall be fully responsible for the installation and operation of all newly implemented systems.
• The MSI shall assume responsibility for the ongoing maintenance and operation of all existing BMS controlled building systems and tridium-based building management systems (BMS) throughout county facilities.
• County building, building systems, and equipment daily operation:
o The MSI shall support the continuous operation of impacted buildings systems during implementation, and integration of existing and new equipment.
o All buildings will be occupied daily during implementation, including multiple buildings having 24/7/365 operations.
o All proposed implementations will require coordination with building management and related operational requirements to minimize impacts.
o Schedule the work to accommodate owner occupancy.
• At the conclusion of the project, the BMS master systems integrator shall submit complete and accurate as-built shop drawings to both the mechanical, electrical, and plumbing (MEP) design engineer of record and the county facilities management and operations team.
• Such deviations shall be subject to review and must receive written approval from both the MEP design engineer of record and the county BMS project manager prior to implementation.
• All configuration software used during the project shall be provided as part of the final deliverables, including sufficient licensing capacity to support the full of the installation, plus an additional 10% to accommodate future expansion or modifications.
