RFP Description

The vendor required to provide property management services for supplier employee minimum requirements include:
•    Be at least 18 years of age 
•    Completion of criminal background check with history reports showing results that are in compliance with state of laws and services standards - HR tru-check, inc. or another background check that is similar in nature. 
•    Able to interact positively and appropriately with services students, services employees, and general public. 
•    Able to inspect and report maintenance needs to the supplier's gm or facilities. 
•    Examples include nonworking faucets and leaking toilet valves 
•    Able to productively work with minimal supervision
•    Trained in the area and nature of work assigned 
•    Alcohol, tobacco and drug-free when arriving for and while on duty. 
•    Supplier's employees are prohibited from the manufacture of; being in possession of; using, distributing, or dispensing of any controlled substances, or alcohol while on services property 
•    Punctual 
•    Well-groomed and in official uniform (provided by the supplier with their company name clearly visible on the front of the garment). 
•    The uniform must display either a logo tee or polo-shirt in good condition without stains or rips. 
•    Custodians are not permitted to wear denim jeans of any kind, sweat pants, or camouflage pants. 
•    Work pants that are khaki, black, or navy are acceptable. 
•    Have an id badge that is to be worn on the uniform shirt that will easily identify the employee. 
•    GM must be able to read, write and speak english fluently. 
•    The supplier and employees will not use services branding of any kind such as logos. 
•    Marketing and promotional activities require written consent of services officials. 
•    Material safety data sheets (MSDS) for all chemicals used will be provided by supplier to services for approval prior to work beginning. 
•    Supplier will need to sign in at building security outside of normal business hours. 
•    Supplier to provide an on-site supervisor at all times while contract staff are on services property. 
•    Supplier and staff will be expected to conduct themselves in a professional manner at all times. 
•    Supplier and staff will be asked to leave the premises, or will be removed, if necessary, when such conduct is found to be unacceptable by services. 
•    Supplier to provide all workers with matching uniforms. 
•    Uniforms shall be, pants or shorts (if shorts are used, they are to be 3 inches above the knee), shirts (no tank tops), shoes must be closed shoe type and rubber soled. 
•    Belts and socks must be worn at all times. 
•    Sagging pants will not be tolerated. 
•    Supplier employees are not permitted to use any services common area space, lobby, classroom, lounge, etc., for breaks or lunch periods. 
•    Parking permits must be obtained from security office for each contract worker and company vehicle. 
•    Parking permits will be provided at no expense to contract workers. 
•    Supplier is responsible for completing a background check of all employees, including sub-contractors. 
•    Completion of criminal background check with history reports showing results that are in compliance with state of laws and USG standards - HR tru-check, inc. or another background check that is similar in nature. 
•    Upon request supplier shall provide services with results of background checks and selections prior to any employee working on services and USG property. 
•    Services has the right to approve or disapprove any contract labor based on background investigation or previous services work history. 
•    If any fire alarms sound during service work, supplier is to distance themselves from all building structures a minimum of 150 feet and wait there until alarm is silenced. 
•    Contractor must prohibit the use of alcohol, tobacco, or illegal drugs by their employees, delivery drivers or anyone else associated with their company. 
•    Services is a tobacco-, drug-, and alcohol-free campus.
•    Contractor and employees must at no time fraternize with services employees or students and must refrain from cat calls, whistles and profanity, or other unacceptable behavior. 
•    Services maintains a zero-tolerance policy on this subject and violators will be removed from the site immediately. 
•    While engaged in the performance of the ground’s maintenance services, only authorized employees of the contractor are allowed on the services locations where the work is being performed. 
•    During the performance of these services, contractor employees are not to be accompanied in the work area by acquaintances, family members, associates or any other person(s) who are not current, authorized employee(s) of the contractor. 
•    Services will not provide a location for storage of contractor's equipment. 
•    Services will not be responsible for the security of equipment belonging to the contractor. 
•    The contractor assumes full risk and responsibility for any loss, destruction or damage to the contractor-owned or rented equipment.
•    In the event of soil disturbance, the contractor is responsible for inspecting grounds areas and identifying underground cables and lines. 
•    Once underground cables and lines have been identified, the contractor will be responsible for the cost involved in damage that occurs due to contractor negligence. 
•    The contractor is responsible for having underground utilities identified before digging or soil disturbance. 
•    Services may request additional services on an as needed basis.
•    Contractor must provide unit cost pricing for these services on the attached cost worksheet. 
•    This will result in a cost addition to the contract. 
•    Services will attempt to provide the contractor with 48-hour notice of the need for additional services, where possible. 
•    Services reserves the right to engage a different vendor for these services at their sole discretion.
