The vendor is required to provide that environmental consulting, sampling, analysis, and repair services to determine potential environmental impact at the property called for in the release against.
- An environmental professional must conduct or lead a team to conduct an onsite survey:
• He historical and present existence of storage tanks (above or underground), their location, size, age, use and condition.
• Interviews with present and past owners, operators, and occupants of the property.
• The potential for any other contamination (based on past and present uses of the property), such as pesticides, road salt, solvents, anti-freezes, paints, oils, greases, fuels, etc.
• The presence, location and ownership of all possible PCB-containing or contaminated equipment, such as electrical transformers, capacitors, etc.
• The equipment is leaking or shows visual signs of having leaked in the past.
• A visual inspection of possible asbestos in all areas of the property
• A visual inspection of lead-based paint in all general areas of the property
• Specify the general location, quantity, and condition of any lead-based materials identified
• The current and past land usage and the usage of the adjacent properties
• The property, include information relating to any environmental concern that could impact the economic value of the property, such as housekeeping, hazardous material handling, disposal practices, etc.
• The presence of any other evidence of existing or potential contamination or environmentally related damage, such as stained soils, stressed vegetation, etc.
• Provide flood-plain data if appropriate.
