RFP Description

The vendor is required to provide for authority assessment and installation of fire suppression system to establish a short form construction contract.
- The fire suppression needs for the buildings, proposing a suitable solution, and installing the necessary system.
- The fire suppression system must be effective, reliable, and meet the needs of each property:
• Las serenas, 73315 country club drive
o 150 units
o 100 - one bedroom and one bath approx. 550 sf
o 50 - one bedroom and one bath + den approx. 680 sf
o Amenities include a community clubhouse, laundry facilities and covered parking
• Candlewood, 74000 shadow mountain drive
o 30 units
o 26 - one bedroom and one bath units approx. 825-900 sf
o 4 - two bedroom and one bath units approx. 1100 sf
o Amenities included laundry facilities and covered parking
• Neighbors, 73535 Santa rosa way
o 24 units
o All units are two bedroom/two bath approx. 821-842 sf
o Amenities include laundry facility and covered carport
- Fire suppression system assessment
• Evaluate the existing fire protection infrastructure of the multifamily properties.
• Perform fire risk analysis and hazard assessments.
• Inspect the current fire alarm, sprinkler, and suppression systems (if any) for compliance and effectiveness.
• Identify areas of improvement and potential vulnerabilities.
• Provide recommendations for the appropriate fire suppression system to be installed.
- Fire suppression system design
• Develop a fire suppression system design based on the assessment findings.
• The design must comply with the national fire protection association (NFPA) codes and any local building and fire codes.
• The design must include a detailed layout of sprinkler heads, water supply, control valves, alarms, and any other system components.
• Submit the design for approval from local authorities and/or fire safety agencies.
- Installation
• Provide all necessary materials, equipment, and labor for the installation of the fire suppression system.
• Install the system according to the approved design and applicable safety standards.
• Coordinate with local authorities for any necessary inspections or permits.
• Test and verify the system’s functionality after installation to ensure compliance with safety standards.
• Provide comprehensive documentation and user manuals for system operation and maintenance.
- Training
• Provide training to building management and maintenance staff on how to operate and maintain the fire suppression system.
• Ensure that staff are familiar with emergency protocols, system testing, and routine maintenance.
