The vendor is required to provide real estate brokerage services to the commission.
- Tasks assigned to the contractor may include, but shall not be limited to, the following:
1. Buyer’s agent:
• Review and advise the commission on properties identified for off-market multifamily acquisition opportunities.
• Assist the commission to identify potential sites for new development of residential units based on criteria provided by the commission.
• Initiate negotiations for the commission’s purchase of property as needed.
• Research the selected properties to identify any problems or issues to help the commission make an informed decision prior to making an offer to purchase, and assist in review of due diligence information.
• Advise the commission on structuring an appropriate offer to purchase the selected properties.
• Present offers to sellers and their agents on the commission's behalf.
• Negotiate purchase contracts on the commission’s behalf.
• Monitor and coordinate purchase activities from contract to settlement.
• Provide services that are related or incidental to any of the above tasks
2. Seller’s agent
• Advise commission on market valuation of specified property.
• Develop and implement an effective marketing strategy for sale of the properties, including MRIS listings.
• Show properties for prospective buyers.
• Obtain offers and advise the commission in evaluation of offers to purchase.
• Assist the commission in the sales process and in the negotiation of a sales contract.
• Monitor and coordinate sale activities from contract to settlement.
• Provide services that are related or incidental to any of the above tasks.
3. Other services
• Provide a broker opinion of value.
• Provide listings of recent sales.
• Provide property comps.
• Provide guidance on market conditions.
