The vendor is required to provide comprehensive professional real estate consultants to perform planning, appraisal, negotiating, and other property acquisition services, and related tasks on an on-call basis.
- Services include:
• Land records search;
• Title search and professional certifications;
• Provide land value appraisals;
• Represent the county in negotiations to acquire right of way and easements in accordance with the uniform act;
• Provide guidance and professional judgment during condemnation proceedings
• Record plats and deeds at the county land records office
• Perform searches of available land within the county and make recommendations to purchase property to meet the needs of various projects throughout the county.
• Negotiate utility agreements and determine prior rights for required utility relocation projects;
• Attend project progress meetings and provide guidance and recommendations to facilitate the acquisition of required right of way and easements. • Development of plats title and deeds in support of county projects;
• Due diligence site investigations to evaluate the site for suitability for county purposes to include: environmental studies, investigation into potential existence of constituents of concern;
• Site land planning studies to evaluate suitability of the site;
• Concept design for minor road improvements to improve site lines and turning radius at various intersections of public roads;
• Other designs necessary for development or modifications to plats for right of way or easements acquisitions;
• Utility surveys to include utility designation and locating.
