The Vendor is required to provide building management system analytics design and implementation services.
- Requirement:
1. Real time monitoring
• The system should be able to track performance metrics across all systems in real-time to understand actual energy consumption and performance of equipment.
• Automated alerts: the ability to track consumption patterns and have appropriate staff receive notifications of atypical use, in addition to other defined data points and parameters.
2. Fault detection and diagnostics
• The ability to identify and resolve issues quickly through automated fault detection is a primary component of smart analytics.
3. Occupancy based adjustments
• Implement effective optimized start and stop logic for building
• The optimization of systems based on actual occupancy levels for improved efficiency will be essential.
• This smart analytic component will identify and eliminate energy waste by analyzing usage patterns, optimizing HVAC and lighting systems and adjust based on occupancy.
4. Equipment predictive maintenance
• System should have the ability to anticipate maintenance needs based on historical data and sensor readings
5. Identify and design for key areas for the implementation of new sensors and equipment in furtherance of Faut detection and diagnostics, predictive maintenance, and occupancy based adjustments
• These designs, if implemented, may exceed the budget of the project, providing the county a basis for future investment.
6. Customizable dashboards and reports
• Dashboards and reports should tailor visualizations to specific needs and track key performance indicators.
• Features should include:
o User-friendly interface: the ability to easily create custom dashboards based on defined metrics and a centralized data view.
o Easy-to-understand reporting: reports should be easy to read and interpreted with visualizations for clear communication.
7. Education and training
• It is essential for the success of any new technology that comprehensive training is provided to equip maintenance and operations staff with the skills to effectively use the platform, interpret data, and make informed decisions.
• Training modules: hands-on training modules are helpful tools to educate with scenarios to aid learning.
• Access to help center: system support access for questions related to the operation of the analytics platforms.
8. Integration with building management system
• Any smart analytics platform should be able to integrate with our current building management system (BMS) and meet all our county it security requirements.
• Additional features should include:
o Open protocols and APIs: open protocols like BACnet and APIs should be leveraged to facilitate seamless communication and integration between systems.
o Multi-device compatibility: the ability to connect and monitor systems through various hardware devices, including smartphones, tablets, and pcs.
9. Continuous monitoring and optimization
• To maintain current features, functionality, and to ensure that parameters are meeting the changing needs of the buildings, monitoring and optimization are needed.
• Key features should include:
o Regular performance monitoring: continuously track key performance indicators related to energy consumption, equipment health and occupant comfort.
o Adaptation and feedback loops: utilize feedback loops to continuously improve the system, refine strategies, and adapt to changing building usage patterns and occupant needs.
