The Vendor is required to provide all labour, supervision, materials, tools, software, testing equipment, documentation, and incidentals necessary to perform building management and control system (BMCS) recommissioning and ongoing maintenance services.
- Re-commissioning services
1. Wiring and network verification
• Verify all field wiring labelling on a point-to-point basis, confirming accuracy at both termination points;
• Verify all network cabling connected to IP-based controllers;
• Assign a unique identifier to each network switch, corresponding to the controller or junction box (JB) in which it is installed; and
• Label all associated network cabling to correspond with the applicable switch and controller identifiers.
2. Analog input (AI) verification
• Simulate analog input signals including, but not limited to, temperature, pressure, variable frequency drive (VFD) speed, and valve or louver position;
• Verify simulated signals using calibrated test instruments; and
• Confirm accuracy of readings at the controller level and within the BMCS front-end interface.
3. Analog output (AO) verification
• Test all analog outputs in the field for signal accuracy and proper device operation;
• Test outputs at minimum set-points of 0%, 25%, 50%, 75%, and 100%; and
• Verify both voltage signal output and physical device response.
4. Digital input and digital output (DI/DO) verification
• Verify all digital inputs and outputs via the BMCS and at the field device; and
• Ensure all verification activities are witnessed and documented.
5. Software installation
• Supply and install commission it-security-approved reliable controls RC-web-view software.
- Quarterly services
1. System testing and maintenance
• Test BMCS network functionality and confirm all controllers are online;
• Review system descriptors and perform diagnostic checks;
• Perform complete system backups of all RC-studio files and controller panel files, as required;
• Install applicable software updates and upgrades as they become available;
• Review and adjust operating hours and weekly routines as required;
• Update daylight savings time start and end dates;
• Add, modify, or delete operator passwords as requested by commission;
• Review manual override points and discuss findings with commission representatives; and
• Perform sequence testing of cooling and heating systems.
2. System assessment
• Perform an assessment of HVAC and BMCS systems using commission -provided workstations;
• Compile a record of deficient or problematic equipment; and
• Review findings with commission facility staff and discuss recommended corrective actions.
3. Web-view
• Verify proper operation of the RC-web-view system during each quarterly visit.
