The Vendor is required to provide building management system (BMS) and direct digital control (DDC) systems are comprised of any and all components associated with the BMS-DDC systems operation and the monitoring and control of equipment and devices associated with it.
- The calibration sheet must include, but not be limited to, the following data:
• Equipment description (tag no.);
• System or equipment served;
• Analog range;
• Set point;
• Calibration as-found;
• Calibration as-left;
• Repeatability (over five cycles);
• Test equipment certificate; and
• Date, time, and technician signature.
- The following are examples of parameters to be included in the review:
• Component and equipment failures;
• Water consumption;
• Electrical and fuel consumption;
• Pm observation notes;
• Short and long term repairs and replacements.

1. Control dampers - controlled and operated by the BMS:
• Inspect inlet guide vanes linkages, set screws and blade adjustment for proper tightness. Lubricate as required.
• Operate inlet guide vanes over full modulation range to ensure proper operation.
• Adjust as required.
• Clean all dampers.
• Inspect edge and jamb seals for damage or wear.
• Inspect damper linkages, set screws and blade adjustment for proper tightness.
• Adjust linkages for tight close-off.
• Lubricate as required.
• Operate dampers over full modulation range to ensure proper and non-binding operation.
• Clean and adjust for smooth operation.
• Inspect condition of damper actuator, fittings, and related tubing for leaks.
2. Control valves - controlled and operated by the BMS:
• Verify that control valves are providing tight shut-off of controlled medium.
• Inspect condition of the valve and actuator.
• Leaks are to be repaired including tightening or replacement of valve packing.
• Operate control valve and actuator over full design modulation range to verify proper operation. Adjust as necessary.
• Verify proper operation of all pilot positioners.
- Corrective action based maintenance – building management system (BMS) / direct digital control (DDC)
• Review the log book entries;
• Sign in and sign out using the trouble book repair log
• Indicate the amount of time the technician was onsite to address the trouble book entries;
• Troubleshoot the issues identified and perform the applicable maintenance tasks listed below, on the problematic component(s), e.g.; sensor, control valve, control damper, operating sequence and scheduling, etc.

o Supply air temperature;
o VAV control;
o Vane control;
o Mixed air temperature;
o Economizer cycle;
o Shut down sequence;
o Hot water heating system;
o Chilled water system;
o Perimeter zone control;
o Purge mode.
