Comprehensive Roofing and Protection Systems

The Vendor is required to provide or the comprehensive care of the building envelope, including various roof membranes (Shingle, Metal, ModBit, TPO, PVC, etc.), roof drainage systems, coatings, paint, cleaning and lightning protection.
- The scheduling and sequence of the repair operations shall be carefully coordinated with the District’s representative.
- The District’s authorized representative is to be notified in advance of the operations to allow for completion of quality tests and for assignment of personnel.
- The roofing contractor shall have state licensing to install, maintain, repair, alter, extend, or design, when not prohibited by law, and materials and items used in the installation, maintenance, extension, and alteration of all kinds of roofing, waterproofing, drainage, lightning protection, cleaning, painting and coating, except when coating is not represented to protect, repair, waterproof, stop leaks, or extend the life of the roof.
- Must be on-site to address repairs in three (3) hours or less.
- Must be onsite and repairs begun within three (3) business days of the initial call being placed.
- Routine inspections and maintenance will generally be completed during normal business hours from 7:00 AM to 4:00 PM.
- There will be occasions where this would adversely impact operations and the District will determine that this work shall be performed before or after normal working hours or on weekends.
- The District expectation is that the vendor will simply time shift their employees to not incur non-standard working hourly rates.
- Inspections and maintenance may be required outside of normal business hours at no additional cost to the District.
- Other buildings may be added as necessary if requirements change, but should be kept to a minimum.
- Provide the project manager with timely notice of readiness of the work for all required inspections, tests or approvals.
- Coordinate work so that no more existing roof system, flashing, drainage, soffit, fascia, lightning protection and accessories are removed than can be totally replaced to a waterproof condition within the same day's working time or prior to the onset of inclement weather, whichever is less.
