The Vendor is required to provide are for clients of the public guardian program and decedent cases of the public administrator.
- Real property sales are supervised by the court and typically involving listing the property with a licensed real estate agent, advertising the property, and seeking court confirmation in a public hearing before finalizing the sale, ensuring the best price for the estate while acting in the best interests of the conservative, beneficiaries, or heirs.
- Realtors shall:
• Provide a probate sales packet, as outlined by the PG/PA, to all prospective buyers.
• Manage all sales according to the probate code and local court rules.
• Use the state "probate listing agreement" exclusively and honor all probate disclosure exemptions.
• Be responsible for property oversight and maintenance during the listing process and shall consult with PG/PA on all expenses related to the property.
• Provide a standard virtual tour as part of the property listing process.
• Submit sealed bids to the county and participate in confirmation of sales in a court hearing, at which time overbids are invited.
• Not solicit or provide any real estate related services to any employees of aging and adult services (AAS) when under contract.
• Coordinate housing repairs during the listing and sale of the property from the moment of listing to the end of escrow, including locating appropriate vendors for repairs, seeking quotes for county approval and agreeing that payment will come out of escrow.
• Provide AAS with clear and professional photos of the property (indoor and outdoor) as well as links to the property sales website.
• The PG and PA assign property sales to contracted brokers on a rotational basis.
• Realtors shall accept whatever property is offered for sale during their turn (mobile homes, trailers, underdeveloped lots, distressed properties, etc.) or they lose that "turn on the list.
• Written fair market value (FMV) letters, in the specific format requested by the PG/PA.
• Provide preliminary title reports (PTR).
• Assistance with sales and valuation services for out-of-area and out-of-state properties, including locating and marketing initial agent contact.

• Consultations/market analyses regarding sales and rental options.

• Provide AAS with a report with number of people attending the open houses.
• Provide AAS with tracking of number of days a property stays on market.
