The Vendor is required to provide property manager shall perform all management services required to properly maintain the entire property and to ensure the comfort, safety, and continuing operations of all tenants and visitors, regardless of whether.
- Requirement:
• The property manager shall perform its duties using industry best practices and in the manner directed and described by the city to ensure the comfort, safety, and continuous operation of all tenants and visitors.
• The city expects vendors submitting proposals to have a clear understanding of required services, possible upgrades, repairs and replacements likely to be necessary during the contract term.
• The city does not intend to negotiate the replacement of equipment or the repair of facility issues on a case-by-case basis during the contract terms.
• Must accept the building and property in an "as-is" condition.
• The previous property manager are wholly the responsibility of the selected vendor up to the threshold.
• The property manager shall perform all necessary testing, preventative maintenance, general repairs, replacements, and required upgrades of equipment or building systems to maintain the facility in good working order and ensure the comfort, safety, and continuity of operations for all tenants and visitors and to comply with all relevant building and safety codes.
• Failure to perform required preventative maintenance shall be completed at the sole cost of the property manager and will not count toward the $50,000 threshold
• The property manager shall promptly notify the property management team of the need for major repairs, replacements, upgrades, and improvements, the reason(s) they are needed, when work should be undertaken, and the targeted date for completing all work.
