The Vendor is required to provide external legal counsel with expertise in commercial real estate to provide legal representation concerning agency existing and contemplated commercial real estate transactions.
- Requirement:
• Legal representation for leasing, acquisition, disposition, and development: provide legal advice and representation for agency existing and future commercial real estate transactions, including leasing, acquisition, disposition, subleasing, amendments, estoppels, and related real estate instruments.
• Due diligence, title, survey, and land-use review: perform required legal due diligence including review of title commitments, surveys, environmental reports, land-use restrictions, easements, zoning compliance, and encumbrances, and provide risk assessments.
• Support for facility planning and strategic space needs: advice on legal issues related to agency long-term facility planning, including headquarters planning, workforce centers, police academy future space needs, and nct9-1-1 facilities.
• Contracting, procurement, and compliance guidance: provide legal review and drafting support for real estate-related procurement documents, contracts, MOUs, inter local agreements, ensuring compliance with state and federal requirements.
• Ongoing advisory services, negotiation support, and representation: offer continuous legal support including negotiations with landlords, developers, property managers, and municipal entities, and provide strategic legal advice.
