The Vendor is required to provide comprehensive marketing and sales services for a waterfront property located on township.
- Services include:
• To identify a qualified partner capable of developing and executing a strategic marketing plan for the property.
• To facilitate the sale of the property at the highest possible value, considering its waterfront location and future potential.
• To initiate the marketing and sales process proactively, prior to the demolition of the water plant, to maximize market interest and value realization. • Conduct a comprehensive market analysis to identify potential buyers and development opportunities.
• Develop a marketing strategy that highlights the property's unique features, including its waterfront access and location.
• Create promotional materials, including digital and print media, to attract prospective buyers.
• Engage in outreach efforts to real estate developers, investors, and other stakeholders.
• Coordinate with city officials to ensure compliance with local regulations and planning objectives.
• Assist in negotiations and facilitate the sale process to achieve optimal financial outcomes for the city.
• Review/oversee completion of required site physical due diligence and identification of constraints (title, environmental, survey, utility capacity analysis, zoning analysis)
• Recent comparable sales of similar property in the market including, for example, size, water access, zoning, etc.
• Interviews with developers, owners and stakeholders to understand site, market opportunities, and constraints
• Overview of development approach options with client including addressing need to complete demolition, rezone, establish brownfield, and facilitate other incentives to enhance property value
• Determine range of property value expectation subject to various options and property pricing
• Assist client counsel with negotiation and documentation of agreement and its administration through closing.
