The vendor is required to provide commercial appraisal services for purpose of quality appraisals for commercial properties within and occasionally outside of the city geographic boundaries.
- Responsible for performing comprehensive commercial appraisals to determine the market value of various commercial properties.
- Perform an analysis of real property located within and occasionally outside the city.
- Appraisal types may include, but are not limited to:
• Retail properties
• Office buildings
• Industrial facilities
• Mixed-use developments
• Vacant land parcels
- Conduct a thorough analysis of comparable sales, rental rates, and market trends.
- Prepare comprehensive appraisal reports that summarize findings, methods used, and valuations assigned.
- Analysis of market data and methodology used.
- Fee title value and rental rate conclusion with supporting evidence.
- Conclusion and recommendations.
- Field inspections when necessary to assess property conditions and features.
- Data collection and analysis must be thorough, documented, and verifiable.
