RFP Description

The vendor is required to provide municipal court facilities management services.
- The property manager will be responsible for regularly assessing the conditions of the building and its systems; developing and implementing building operations, performing preventive maintenance, and establishing capital plans necessary to maintain, preserve, and keep the premises in good repair and condition.
- At the city's request, the property manager shall also act as a liaison and assist in the oversight of the design and build out of building renovations and improvements.
- Services shall be provided in accordance with the highest standards of professionalism, skill, workmanship, and applicable trade practices and shall conform to all applicable codes and regulations.
- City reserves the right to approve the property manager assigned to its account.
- Provide service coverage and response, in case of emergency, on a twenty-four (24) hour, seven (7) days a week basis. 
- The property manager agrees to provide an emergency telephone contact that can be reached on a twenty-four (24) hour, seven (7) days a week basis.
- Provide a detailed description of your company's emergency response protocols.
- Property management and maintenance services in addition to above may include, but are not limited to the following services:
• Maintenance and management of lighting systems, including replacement of bulbs, ballasts, switches.
• Electrical switchgear and electrical systems, including conducting tests such as infrared testing of distribution panels.
• All door systems, including automated doors.
• Daily responsiveness to problems identified by city staff.
• Monthly site inspections and documentation of such inspection.
• Inventory maintenance, including supply list and spare parts documentation.
• Fire alarm and fire suppression systems.
• Management of janitorial services.
• Maintenance and stewardship of all building drawings, as-built, and other schematic drawings, as well as site/equipment manuals.
• General elevator maintenance management for items not covered by service contract.
• Provision of operational and preventative maintenance plans.
• General HVAC repairs not covered by service contract.
• Window cleaning.
• 24/7 response to emergency calls such as power outage, leaks, storm damage, etc.
