RFP Description

The vendor is required to provide the roofing consultant include:
• To ensure that intended design performance is achieved and to verify that the products are installed per manufacturer’s recommendations.
• Maintain compliance with any applicable local, state and national buildings codes as well as local municipal ordinances and requirements.
• To avoid poor contractor installation
• Improve occupant satisfaction by reducing warranty callbacks and post construction leak issues resulting in unnecessary building damage.
• Improve final acceptance and improve systems reliability.
• To verify and secure a full 30-year, edge-to-edge roof warranty.
- Responsibilities
a. Pre-construction
• Review of construction documents and specifications and provide feedback on design, installation and warranty requirements, etc.
• Perform a constructability review of the specified roofing system.
• Review roofing contractor qualifications and submittals.
• If applicable, attend pre-bid meetings to clarify roof system requirements with potential contractors.
• Participate in pre-construction meetings to confirm installation procedures, phasing, qa/qc and warranty expectations.
b. Construction
• Review contractor submittals and ensure materials, systems and details align with the project specifications.
• Verify materials are installed per manufacturer guidelines and specifications.
• Check proper substrate preparation, flashing and membrane installation, insulation layout, drainage slopes, etc.
• Document installation progress with field reports and photographs.
• Monitor defects or deviations from the specs and bring discrepancies to the attention of the construction, design and ownership teams.
• Coordinate and confirm corrective actions when issues are found.
• Aid roofing contractor in coordinating with other trades that will be penetrating the roof system to prevent conflicts and costly rework.
c. Final punch, closeout and warranty
• Conduct final walkthrough with owner, GC, installer and manufacturer to prepare a punch list of deficiencies.
• Verify completion of all corrections/punch list items before recommending project closeout.
• Supporting warranty registration and documentation for the owner.
