RFP Description

The vendor is required to provide market value appraisals referred to as the “third appraisal” for single family residential properties that have contested the original appraisal.
- While there are approximately nineteen (19) single family, residential properties in the program, a third appraisal is only needed for these property owners in the program who have decided to contest the original appraisal.
- Therefore, appraisals are on an as needed basis, assigned one at time, and will need to be completed within 2 weeks of notice to proceed.
- Structures are all residential and vary in size from under 1,000 square feet up to approximately 3,000 square feet.
- When background information, physical research material, and/or geographic criteria are identical, and if reports regarding said data can be replicated exactly, appraiser shall do so without additional cost to the township.
- As each appraisal is completed, appraisals shall be provided in writing for each property, per uniform standard of professional appraisal practice guidelines.
- All appraisals must be prepared in the general-purpose appraisal report (GPAR) format
- All appraisals must be uniform standards of professional appraisal practice (USPAP) compliant.
- Contract Period/Term: 2 years
