The vendor is required to provide an on-going need for citywide real estate appraisal services.
- Narrative appraisals are necessary when appraising partial takings, whole takings where commercial buildings and industrial facilities are involved, and any property which is being purchased under the threat of eminent domain condemnation
- The city will utilize the uniform appraisals for residential properties and vacant lots. the city requires appraisers to be state certified general appraisers and/or state certified residential appraisers.
- On occasion the city may request from the awarded appraiser litigation support services.
- The appraiser may be called upon as an expert witness or be required to perform litigation support services on those parcels set forth by the city.
- The city reserves the right to cancel the award with the appraisal agency and/or individual(s) if performance by the appraisal agency and/or individual(s) fails to meet the needs of the city in a timely manner.
