The vendor is required to provide that service and maintenance for the advanced boiler management systems (hi-tech plants) and all other associated ancillary control systems.
- Its work as directed by heating management services department. in all instances a “notice of service interruption” must be posted in the affected buildings no less than forty-eight (48) hours prior to the shutdown of services.
- Typical tasks include but not limited to:
• Observe operating temperatures, pressures, settings of all equipment covered
• Report any unusual noises and conditions noticed on all equipment covered
• Inspect all gas components for leaks, check main gas valves, high and low gas pressure switches.
• Check and record ambient air flow within the boiler room
• Check main gas valves, high, and low gas pressure switches
• Check flame signal response.
• Inspect all gauge in operations for accuracy.
• Examine the blowdown low water control systems
• Inspect the blow down all low water safety controls.
• Check and tighten modulating linkages and linkage-less connections for wear or loose connections.
• Examine the front combustion ring refractory wall for damage due to flame integrity
• Check burner mounting plate and gasket for hot spots.
• Check lead and lag controller, operating limits, pressure control devices and aqua-stat controls.
• Inspect and lubricate all motors and bearings (as required). - Provide reports of combustion efficiency on a quarterly base for the period of this contract unless a burner flame related control devise unit is repaired or replaced.
