The Vendor is required to provide energy management systems and certified tridium controls services to assist the department, in the interface, repair, monitoring, operation and software updates of its integrated control systems for 26 buildings covering approximately 640,000 sq. Ft.
- Base services
• Review of stored controls system data for controls functionality, “system health”.
• Reporting purposes and identification of any urgent priorities.
• Maintenance upgrades of the college’s software, utilities, firmware, and controller firmware, as released from time to time by the manufacturers of the college’s current controls equipment.
• Maintenance upgrades do not include the complete replacement to a newer software version.
• The college shall be responsible for any charge for software upgrades not previously contracted for or provided gratis as "patch" or "fix" versions by the manufacturer of controls equipment and college will provide purchase orders for those software upgrades with cost approved by the college.
• Prior written consent of the college must be secured for all software, utilities, and firmware upgrades gratis or not.
• The contractor will not replace any software system completely.
• If this is recommended by the contractor, the college will contract with an engineer to provide a full plan and specification package to publicly bid the replacement.
• Provide a typed service report detailing status of facility’s automation systems performance, resolution of failures, resolution of performance issues, and plans for follow up on unresolved issues.
• College to identify energy savings opportunities and prevent energy waste by monitoring customer controls systems.
- Extended services
• Resolution of critical control system alarms.
• Adjust and calibrate customer controls and equipment as required to recognized and agreed upon standards, on condition as identified by customer.
• Provide labor for replacement of failed controls system equipment and commissioning, initiation, setup, calibration, and graphical change or representation of new and replaced failed controls system equipment.
• The college will be liable for replacement controls systems parts at wholesale cost with no contractor markup, supplier invoice must be provided.
• The college may, at its option, solicit quotes.
• Maintenance replacement of failed equipment shall be limited to small dollar control components, e.g. Valves, solenoids, actuators, relays, small motors, and output components, such as, thermistors, thermocouples, potentiometers and pressure transducers.
• Maintenance controls equipment replacements must receive the prior written approval of the college.
• If substantial or complete replacement of controls system equipment is recommended by the contractor, the college will contract with an engineer to provide a full plan and specification package to publicly bid the replacement.
• Perform controls system on condition maintenance and repair activities as directed
• Provide evidence of completed repair after site visit and online login.
• Prepare a written time sheet upon each visit and have it signed by the appropriate facilities personnel.
