The Vendor is required to provide commercial real estate brokerage do business in the state for as needed on-call services.
- Services include:
• Represent the county in the sale of county-owned properties, including all necessary commercial real estate services.
• Assist the county in identifying, pricing, and acquiring properties that meet its operational needs.
• Prepare and furnish all required documentation and contracts, including but not limited to title work.
• Coordinate real estate appraisals for properties being considered for purchase or sale.
• Arrange property surveys prior to listing or purchasing.
• List properties on all appropriate commercial listing services to ensure maximum market exposure.
• Collaborate with other real estate agencies and agents to promote listed properties and generate interest.
• Work cooperatively with other agencies, agents, and private sellers to identify properties suitable for
• County acquisition.
• Provide monthly status updates to the county on all active transactions and listings.
• Ensure full compliance with all applicable state laws governing the acquisition and disposal of governmental property.
• Coordinate site visits and property showings with prospective buyers and/or sellers.
• Present all offers received to the county for review and consideration.
• Identify and present properties that may be of interest to the county.
• Document all accepted offers, counteroffers, addenda, and related transaction materials for county records.
• Represent the county in negotiations with prospective buyers and/or sellers through to final agreement.
• Coordinate closing transactions and facilitate the exchange of ownership.
• Provide guidance on agreements, mortgages, and current market conditions.
• Assist in negotiations between buyers and sellers as needed.
• Perform other related services that may be deemed advantageous to the County.
