The vendor is required to provide consulting services for include:
• Review all available historical documents to become familiar with the construction details and unique features associated with the sites.
• Participate in a project kick-off meeting prior to beginning the onsite investigation stage of the assignment.
• This meeting is required to introduce stakeholders, provide background information and will be an opportunity for questions and clarifications.
• Conduct on-site investigations, as deemed necessary by the consultant, to inspect and investigate the existing window systems and associated door systems at each location.
o Window systems include but are not limited to: glazing, frames, sills, jambs, metal panels, insulation, lintels, sealants, and operability.
o Door systems include but are not limited to: associated windows (sidelights etc.), metal panels, door, frames, thresholds, jambs, insulation, sealants and associated door access devices and intercoms
• Consultant shall carry in their proposal all necessary sub-consultants and subcontractors, as deemed necessary by the consultant, to complete the studies.
• Interview necessary personnel to gather details and background information of any window related issues.
• Conduct necessary non-destructive investigation techniques where required, with owner approval.
• Document and catalogue identified issues and limitations of the windows for each building.
• Provide a 90% study report with multiple recommendations, order-of-magnitude cost estimates and associated construction duration.
• Recommendations are anticipated to be for each site (3), with each building broken out with associated cost estimates.
• Recommendations need to reflect code requirements and any authority having jurisdiction considerations.
• Cost estimates shall include for necessary construction and soft costs.
• Recommendations and cost estimates shall incorporate details with regard to measures that may be required to safeguard residents, property and adjacent structures while undertaking repairs.
• Attend a virtual meeting with the owner and agency to review the 90% study report.
