Fire Life Safety System Maintenance

The vendor required to provide fire life safety (FLS) maintenance and repairs services being offered by the department.
- Service shall include the following:
•    Preventive maintenance 
•    Testing
•    Repairs
•    Technical support services
- Fire sprinkler system testing
•    Inspect and determine if the fire sprinkler system is in service and in satisfactory condition.
•    Inspect for adequate clearance and condition of sprinkler heads to allow for proper distribution and activation.
•    Inspect sprinkler control valves for proper position, general condition, accessibility, and signage.
•    Inspect and perform required water flow tests for each system from main drain and inspectors test valve.
•    Inspect fire department connection coupling, caps, threads, clappers, check valves and drains.
•    Inspect and test fire sprinkler system alarm components for satisfactory conditions.
•    Inspect reserve sprinkler head supply.
•    Inspect fire hose stations for condition of valves, hangers, hose, and nozzles.
•    Inspect the general condition of visible fire sprinkler piping, hangers, drains valves, check valves, gauges, and related equipment.
•    Inspect and test operation of system air compressors for proper activation and cutoff.
•    Inspect the deluge or pre-action valve according to manufacturer's specifications including interior check of the valves body, clap, clapper facings, and latching mechanism.
•    Test all low air pressure alarms, supervisory circuits, and auxiliary functions for proper operation.
•    Inquire as to any changes in building status that may affect the performance or reliability of the fire sprinkler system.
•    Inquire as to any changes or modifications of the fire sprinkler system.
•    Inquire as to any general storage and stock arrangements in relation to the fire sprinkler system protection.
•    Testing of the control valves, water supplies, supervisory and alarms, sprinkler, and piping conditions.
•    Perform services according to manufacturer's recommendations for maintenance required to keep fire sprinkler system operational.
•    Flow test of main drain, all readings shall be recorded.
•    Inspect the operation of flow switches, water flow bells, electric bells, tamper switches and all related chambers.
•    Complete visual inspection of the entire system.
•    Provide three (3) written reports documenting inspection findings, system conditions and test results, a copy to the FMD contract administrator, FMD designated representative, building's chief engineer, and a copy to the office within ten (10) business days from the completion of services.
